Bourkelands is a large residential estate in the southern suburbs of Wagga Wagga, comprising approximately 750 blocks in total. It was the first masterplanned estate in Wagga Wagga. The Bourkelands Estate Masterplan was developed in 2004 and endorsed by Wagga Wagga City Council in 2005. In the past ten years, Bourkelands has evolved into one of the most prestigious and sought-after locations in Wagga Wagga. Stages have been consistently released onto the market due to strong and consistent demand. The final stage of the development was completed in late 2015, marking the end of an era.
MJM Consulting Engineers was first commissioned in 2003 by the developer of the estate to provide a range of consulting engineering services including engineering design, project management, site supervision and many other aspects related to the management of the estate. Bourkelands Estate was purchased by a different entity c. 2006 and MJM was retained as the engineering consultant based on our proven performance and has continually designed and managed the estate for our long-term client.
MJM provides a range of civil engineering and town planning services for the development of the Bourkelands Estate. We are responsible for the engineering design of the estate, site supervision during construction, contract management, procurement and management of the civilworks contractor, procurement and management of all other sub-contractors (such as electricity, telecommunications, gas main design and construction), liaison with all service authorities (Essential Energy, Telstra, NBN Co., APA Gas, Riverina Water), procurement and management of registered land surveyor, liaison with solicitor, liaison with real estate agent and any other stakeholders as necessary or as required by the developer. MJM is also responsible for all facets of council approvals such as masterplanning, development applications, construction certificates and subdivision certificates.
The masterplanned layout of the Bourkelands Estate is a style pioneered by company director Michael McFeeters in the local area. It features a noveau grid-based layout that balances a range of considerations including site topography, serviceability, road legibility, solar access/aspect, residential amenity, the desired character of the estate and saleability of blocks.
MJM Consulting Engineers have pioneered a unique approach to the staged development of masterplanned estates. Our approach is based on a superior understanding of how each of the different components of the development process interact and the lag times and triggers for each of these.
