Estella Rise Estate
MJM Consulting Engineers designed the Estella Rise Estate Masterplan Comprising almost 400 residential allotments. Estella Rise, is one of the most picturesque residential estates in Wagga Wagga. It is located in the rapidly expanding northern residential precinct and the stages are selling out at an unprecedented pace. Three quarters of the development fully completed and built out (stages 1, 2, 3 and 5), with the delivery of stage 4 and 6 expected to be completed mid-2018. The land was part of a precinct rezoned to ‘R1 General Residential’ under the Wagga Wagga Local Environmental Plan 2010 (WWLEP). MJM subsequently developed a Masterplan for the Gobbagombalin Urban Release Area, which includes the Estella Rise Estate.
MJM Consulting Engineers was first commissioned in 2010/11 by the developer of the estate to provide a range of consulting engineering services including engineering design, project management, site supervision and many other aspects related to the management of the estate. MJM previously worked with our client on the development of the Redbank Road lifestyle estate in 2008-2010.
MJM provides a range of civil engineering and town planning services for the development of the Estella Rise Estate. We are responsible for the engineering design of the estate, site supervision during construction, contract management, procurement and management of the civilworks contractor, procurement and management of all other sub-contractors (such as electricity, telecommunications, gas main design and construction), liaison with all service authorities (Essential Energy, NBN Co., APA Gas, Riverina Water), management of registered land surveyor, liaison with solicitor, liaison with real estate agent and any other stakeholders as necessary or as required by the developer. MJM is also responsible for all facets of council approvals such as masterplanning, development applications, construction certificates and subdivision certificates.
MJM Consulting Engineers have pioneered a unique approach to the staged development of masterplanned estates. Our approach is based on a superior understanding of how each of the different components of the development process interact and the lag times and triggers for each of these. We always ensure that the planning and design of the estate is in a state that is highly responsive should market conditions necessitate action, whilst also mindful of our client’s cashflow considerations. Our approach is the reason why we are considered subdivision specialists, providing a superior service to the developers of local residential estates.
